Craftsmanship you can see, and standards you can check
The Black Oak Standard is the set of written commitments we keep on every job, roof or kitchen, big or small. We go over it with you before work starts and again at the final walkthrough.
Why we wrote it down
Just about every contractor says they’re all about “quality” and “honesty,” but those are hard things to check. So we wrote down exactly what we do on every job, in terms you can compare against the work, the photos, and the paperwork. If we skip something on this list, you’ll know, and you can hold us to it.
Built to spec, built to last, and backed in writing.
The Black Oak Standard: every job, every time
1Written contract first.
Scope, materials, price, and schedule in writing before work begins.
2Manufacturer instructions followed.
Every product installed the way its maker specifies. Ask, and we’ll show you the page.
3Built to local building code.
Permits and inspections wherever they’re required.
4Photographed start to finish.
Before, during, and after photos, shared with you, including the hidden details that get covered up.
5One standard for every crew.
Every crew on a Black Oak Renovations job meets the same standard and fixes any issue before leaving the site.
6Clean site, every day.
We clean up daily, not just at the end.
7Final walkthrough before final payment.
We walk the job with you and finish the punch list.
82-year written workmanship warranty.
On every completed project.
9Manufacturer warranties registered.
We register them so you’re covered.
10Job folder at closeout.
Your before, during, and after photos, signed final walkthrough, workmanship warranty, and registered manufacturer warranties, all in one place.
What this looks like on a job
On a roof
Underlayment, ice-and-water shield in the valleys, new drip edge, and the nailing pattern are photographed before the shingles cover them. See roofing
In a kitchen or bath
The shower waterproofing system is photographed before tile, and the cabinet boxes before they’re installed. See bathroom remodeling
At the end of every job
You get a job folder with your photos, signed walkthrough, workmanship warranty, and registered manufacturer warranties.
Questions about the Standard
What does the 2-year written workmanship warranty cover?
It covers our workmanship: how we installed and built what’s in your contract. The exact terms are written into your contract and warranty document. Product defects are covered by the manufacturer’s warranty, which we register for you.
Do your crews follow the Standard too?
Yes. Roofing, siding, gutters, and large interior projects are done by crews Adam has worked with for 5 to 10 years, and Adam stays on the job as your single point of contact. Every crew is held to the same standard and fixes any issue before leaving the site.
Can I see the photos while the job is going?
Yes. We share photos as the work moves along, and you get the full set in your job folder at the end.
Hold us to it
Whoever you end up hiring, it’s fair to ask them to put their standard in writing. Here’s ours.
